Carlsbad covers both problems at once. West of the 5, homes in Olde Carlsbad and the Village sit inside the salt band, where standard galvanised hardware starts showing corrosion far sooner than the same parts would inland. East in La Costa, Aviara and Bressi Ranch, the housing is newer and the failures are wear rather than rust.
The other thing we see a lot of here is width. Plenty of Carlsbad homes have wide double or triple garages, and a wide single-layer steel door bows in the middle every time it lifts. That flex is what works the hinges, rollers and track loose over the years.
