Chula Vista splits cleanly down the middle. West of the 805 the housing is older and grew in over decades, with plenty of doors dating from the original build. East of it, Eastlake, Otay Ranch and Millenia went up as master-planned communities from the 1990s onward, so those doors are newer but hitting an age where the first round of parts gives out.
That split matters because it changes what we bring. A 1960s west-side door is often on original hardware that has never been touched, where the springs, rollers and cables are all the same age and all near the end together. An Eastlake door from 2001 is usually one failed component away from fine, and replacing the whole door would be a waste of your money.
